VA Loan Myth #1: "I Don't Need Any Money to Buy a Home"

Let's Keep It Real...

The VA loan is one of the most powerful home buying benefits available to veterans and active-duty military. No down payment. No private mortgage insurance. Competitive interest rates. It is genuinely one of the best mortgage products on the market.

But one of the most persistent myths I hear from military buyers is this:

"I don't need any money to buy a home with a VA loan."

While it is true that the VA loan does not require a down payment, that does not mean buying a home is free. There are real costs involved that every veteran buyer should understand before they start the process.

What the VA Loan Actually Covers

The VA loan benefit allows eligible veterans, active-duty service members, and surviving spouses to purchase a home without a down payment. This is a significant advantage — most conventional loans require 3–20% down, and FHA loans require at least 3.5%.

The VA also limits the closing costs that lenders can charge veterans, which helps reduce out-of-pocket expenses. And because there is no private mortgage insurance (PMI) requirement, monthly payments are often lower than comparable conventional loans.

No down payment does not mean no money at closing. There are still real costs veterans should plan for.

Costs Veterans Should Still Plan For

VA Funding Fee

Most veterans pay a VA funding fee, which helps sustain the loan program. The amount varies based on your service type, down payment amount, and whether it is your first time using the benefit. Some veterans — including those receiving VA disability compensation — may be exempt.

Closing Costs

While the VA limits certain fees, closing costs still exist. These can include title fees, recording fees, prepaid homeowner's insurance, and prepaid property taxes. Buyers can negotiate for the seller to cover some or all of these costs, but that is not guaranteed.

Home Inspection

A home inspection is not required by the VA, but I strongly encourage every buyer to get one. Inspections typically cost a few hundred dollars and can reveal issues that save you thousands down the road.

Earnest Money Deposit

When you make an offer, you will typically submit an earnest money deposit to show the seller you are serious. This amount is applied toward your closing costs or returned to you if the deal falls through under certain conditions.

Moving Costs and Reserves

Once you close, you will need money to move in, handle any immediate repairs, and cover your first few months of homeownership. Having cash reserves is a smart financial practice regardless of loan type.

The Bottom Line

The VA loan is an incredible benefit — and the no-down-payment feature is real and valuable. But walking into the process believing you will need zero dollars is a setup for surprises.

The best thing you can do is get pre-approved early, ask your lender for a detailed Loan Estimate, and work with a real estate professional who understands VA financing and can help you plan for the full picture.
